Nice post and update on the market conditions. It looks like last year and this year is pretty comparable when I look at the statistics. Based on the statistics, what price range for homes are selling better than others? Are homes priced just under 200k selling faster than those over 200k?

Dave- At the beginning of the year and through the summer the stats for this year versus last year were not as comparable as I'm finding they are now. I started tracking the stats this year, so I'm going to go back to 2005 and compile those stats. When I compile them for each month, I break them down by price range. 0-150k and 150k-300k are the 2 price points with the most inventory and activity. The homes under 200k are selling faster than the 200k and up.
How did you handle the situation with the agent who never called you back?

I sense that the market is starting to pick up a little here in CA. Is that the same feeling you get over there in Jacksonville? I heard that some agents are busier during this holiday season than others.
Regarding my situation with the agent who called to set up the appointment and never showed up, I have dropped that call. This agent is in the office as I have left messages there and the person picking up the phone did stated that she just stepped out to lunch. I don't know why some agents do that. It is kind of odd but oh well, I'm just moving on and say NEXT! :)

Dave-I have had more calls on my listings since Thanksgiving than I have before Thanksgiving, so that's a positive sign.
