&lt;p&gt;&lt;span&gt;Sold: 135 &amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;&amp;nbsp; Sold: 185&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Months Inventory: 9.01&amp;nbsp; &amp;nbsp; &amp;nbsp;&amp;nbsp; Months Inventory: 8.19&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Average Price: 351,848 &amp;nbsp; &amp;nbsp;&amp;nbsp;&amp;nbsp; Average Price: 399,426&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Seems that Clay County is in a yo-yo pattern when it comes to the months inventory. While Jacksonville is seeing a more rapid decrease in inventory, Clay County is a little more slow and steady. Which isn't a bad thing, Clay didn't suffer the damage of the real estate burst like Jacksonville. No denying, we still suffered. Want to know what the inventory levels were like in 2005? I know, you were just asking yourself that. :) In April 2005, there were 838 homes available for sale. 320 homes sold, which made our monthly inventory at 2.62 months. Which means at that time, it would take a little less than 3 months to sell 838 homes. No, don't wish we were back there now, we now know what happened next! &lt;br&gt;&lt;/span&gt;&lt;/p&gt;

The average price came down, which was due to no homes selling in the 500k-800k price point. You'll notice that, in the price range of 150k and below, we are below 6 months of inventory, which is a sign of a seller's market. Still, it's not yet time, that we can claim a seller's market. &lt;br&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;Yep, your eyes are not playing tricks on you, that's the 2nd month in a row with a balanced inventory! I've been doing these market reports for over a year now and along the way I would hear real estate agents shouting, it's time to buy, over and over. While I didn't necessarily disagree with them completely, I kinda felt it was slightly misleading. I mean can you blame them, they just wanted to sell some house and get the real estate market moving again, but as a buyer wanting to save money and not pay an arm and a leg, I can see where it would be a turn off. Is it a good time to buy now? Well, look at the numbers, we are in a balanced market, and if we continue the same way we are going, next year at this time, should definitely be a seller's market. Only buy a house though, if you have your financial house in order. A savings of 3-6 months worth of expenses, a down payment, money for closing costs. Be smarter than homeowner's before you. In my opinion, the biggest reason for the real estate meltdown was homeowner's being in debt, little to no savings, using their home as an atm, and buying way more then they could afford. Ok, I guess that was more than one reason, but all related. &lt;br&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;Well there you have it folks, March was a balanced market teetering into a seller's market (Inventory under 6 months is considered a seller's market). The price point of 0-150k was in a seller's market for March. Over a 1600 drop in inventory over &lt;a href="http://www.jacksonvillefloridarealestates.com/post/2545580/jacksonville-florida-real-estate-market-report-march-2011" title="Jacksonville Florida Real Estate Market March 2011"&gt;March 2011&lt;/a&gt;! Buyers: the time to buy is here, especially in the 300k and below price point. Sellers: Less inventory, means less competition. Price it right and have your Jacksonville Home in great selling shape. Your house will get noticed! Did you know, in March 2005, there was an inventory level of 2,549, with 153 homes sold in Jacksonville in March 2005? Months inventory was 2.42. Wow! Honestly, I never want to see it like that again, cos I know what happens after that. :)&lt;/span&gt;&lt;/p&gt;

      <title>Tips to make your Jacksonville Florida short sale go smoother: Gotta Pay the HOA!</title>
      <description>&lt;p&gt;If you're facing a short sale situation, and you have either stopped making your payments, or you're struggling to make your payments and may have to stop paying them in the future, if all possible make sure you continue to pay your HOA fees.&lt;/p&gt;
&lt;p&gt;Here's why: In Florida, if a house goes into foreclosure, and the house is in a neighborhood with an HOA, and those HOA fees have not been paid, the HOAs will still get some money. So what's that got to do with a short sale you ask? Good question. Because of that law, it makes it harder to negotate a past due amount with the HOA. They know they will get some money so some HOAs won't budge and can kill the deal.&lt;/p&gt;
&lt;p&gt;I recently ran into that situation with a&lt;a href="http://www.jacksonvillefloridarealestates.com/post/2709583/successful-short-sale-in-st-johns-florida-" title="Successful St Johns County Short Sale"&gt; successful short sale in St Johns County&lt;/a&gt;. The HOA fees were about $2500, due to being past due for a couple of years, lawn being mowed by the HOA, late fees, so on and so on. Luckily in this situation, the buyer paid the fees so the home closed and everyone was happy. Sometimes, the HOA will come down, but in this case and most others, they won't.&lt;/p&gt;
&lt;p&gt;The moral of the story is to pay your HOA fees if you can, or they can come back to haunt the short sale of your Jacksonville Florida Home!&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The property: &lt;/strong&gt;This was single family home in St Johns County Florida with 4 bedrooms, 2.5 bathrooms, 2666 square feet. Fenced yard, needs some sod, new paint and some flooring. Desirable neighborhood. The biggest concern for people was that the master bedroom was upstairs.&amp;nbsp;&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Hardship: &lt;/strong&gt;Loss of job, found employment requiring relocation.&lt;/p&gt;
&lt;p&gt;This was the grandaddy of all short sales, one that tested my and the seller's endurance! This listing didn't start out as a short sale, but certainly ended that way unfortunately. This one had a first mortgage with Wells Fargo and a 2nd mortgage with ING. Once it became a short sale, we finally got an offer, the BPO came back 35k over contract price. The contract price was not a low ball offer and we had the house at the the BPO price months before without any success. 6 or 7 offers later (I lost track) we had a buyer willing to wait for approval, wasn't paranoid about the house flooding, which there was never a reason for the one buyer to think that, willing to do some repairs and pay the past due HOA fees. ING was easy to work with, Wells Fargo not so much. I had to fax in the same docs over and over, I was trying to get an extension and couldn't get an answer from the negotiator for weeks until I emailed the CEO of Wells and other higher executives, which produced a supervisor who gave me their direct number to call and the much needed extension.&lt;/p&gt;
&lt;p&gt;Once we were ready to close we had issues with a Quitclaim deed that was never done,&amp;nbsp; the new lender firing the loan originator, the paperwork getting shuffled, the VA appraiser requiring the carpets to be professionally cleaned and the new lender missing closing deadlines, we finally got this closed. It really makes a difference when everyone has patience and cooperates with one another. The seller was great at getting me required docs, the buyer was patient and understanding, the buyer's agent was professional and never took the lack of communication from Wells on me. And of course the listing agent was not going to allow this last contract fall through and did everything in her power, legally, to make sure this closing happened. In the end, the seller had no promissory note and no seller contribution. The loss to the banks were approximately 55k, with the banks waiving their rights to a deficiency judgment. The sold price was 192,000&lt;/p&gt;
&lt;p&gt;This experience is kinda like childbirth, the labor pains hurt like heck, but once you have the baby you forget. This short sale hurt like heck, but now that it's over and closed, I'm happy it worked out for everyone involved, and yes, I would do it again!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Wanna shoot some hoops? You're covered! Tennis anyone? Yep, you guessed it, tennis courts await you. Beach volleyball, without the beach, but with plenty of sand. There's a baseball field and empty fields to fly a kite, launch a rocket. Not a big rocket, we're not sending anyone into space from here. :)&lt;/p&gt;
&lt;p&gt;Clay County Pal football practices at the park too, which makes it convenient for the folks who live nearby. My daughter's 3v3 team has practiced at the park as well. Lots of room, plenty of space.&lt;/p&gt;

&lt;p&gt;&amp;nbsp; New to the park is Frisbee golf. One day, I saw a bunch of men pushing what look like strollers, so I thought, how sweet, the guys are taking their kiddos to the park. It was actually guys playing Frisbee golf.&amp;nbsp; The strollers were actually&amp;nbsp; their carts carrying their Frisbees. :)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Can't forget the slides and swings! Huge playset for the kids to swing, slide, hang and jump from!&amp;nbsp; Nestled in the trees for some shade, with plenty of benches and a couple of pavilions close by, complete with grills. We have had a few birthday parties here along with an after season BBQ forour U10 soccer team.&lt;/p&gt;

&lt;p&gt;Head towards the back of the park, where you will encounter a beautiful pond! If you have a fishing license and a kid, you can go fishing there. Just make sure, the kid is one you know and you're not just randomly grabbing just any child just to go fishing there. :)&lt;/p&gt;
&lt;p&gt;The pond is a great place to bring a lunch and a book and chill while the kids are at school. Multiple pavilions to sit down under some shade and chill.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;Construction started in December 2011, so right now, we are three months into it. I have to admit, orange is NOT my favorite color at all, so I'm already tired of seeing the orange cones. :)&lt;/p&gt;
&lt;p&gt;The contract for this project is for two years, but the construction company is really pushing for a year and 6 months. I'm pushing for that too!&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;The speed limit has dropped down to 35 mph. I know, that sucks! :) I have seen some motorcycle officers with radar multiple times. Tickets in constructions zones are alot more expensive (I might speak from experience), so slow down and save yourself a few dollars. More importantly, slow down to save a life of one of the workers. They have a tough job working in the heat all day long, plus they are so close to the road, that a speeding or reckless driver could cause them some injuries or death. Let's look after these guys and gals, who are making our future commute much better!&lt;strong&gt; &lt;br&gt;&lt;/strong&gt;&lt;/p&gt;
